PRE-CONSTRUCTION
Intersouth Builders, LLC assists clients in a variety of ways during the “Preconstruction” phase of a project. This ranges from providing conceptual estimates to value engineering to final estimates on which a construction contract can be based.
CONCEPTUAL ESTIMATES
Conceptual estimates accurately establish the feasibility of completing a project. Intersouth Builders, LLC. Provides these in a short time period with limited input from the owner or architect. The conceptual estimate is based on historical data for similar projects while reflecting the individuality of each project. Intersouth works to assure the budget for the conceptual estimate is not exceeded by the finite elements of the design process.
VALUE ENGINEERING
The Value Engineering phase occurs subsequent to the design process. At this point, Intersouth’s estimating team scrutinizes and reviews every component in the project. When necessary, we replace systems and materials with comparable means that do not affect function or architectural intent – but will reduce the cost of the overall construction process.
FINAL ESTIMATES
The final estimate establishes a contract amount after all design elements are finalized. At this point the, the project is released for bid by subcontractors in each specialized trade. The subcontractors are selected based on their financial stability, current work load, experience on similar projects and a proven track record with Intersouth Builders, LLC. Frequently, subcontractors assist in conceptual estimates and value engineering phases, as well.
DESIGN / BUILD
The conventional competitive bid process is not always best for the client. Substantial time and money is typically spent in the design phase before either the project’s cost or the builder is determined. Intersouth Builders, LLC. offers the option of a design-build alternative which unifies all entities with common goals early in the project. This also provides the client with a single source of responsibility throughout the course of the project. A spirit of cooperation, rather than one of protection of individual contract interests, prevails. Furthermore, numerous studies show that this contract delivery method results in faster delivery and lower cost.
